Position Summary
The Maintenance Supervisor is responsible for overseeing the daily maintenance operations of the property, leading the maintenance team, and ensuring the highest standards of safety, cleanliness, and resident satisfaction. This role is hands-on and requires both management and technical expertise.
Key Responsibilities
- Supervise and mentor maintenance staff, ensuring work is completed efficiently and up to standards.
- Diagnose and perform or delegate routine, preventive, and emergency maintenance.
- Oversee and manage all aspects of maintenance operations, including apartment turnovers, grounds, amenities, and common areas.
- Manage vendor relationships, including scheduling and inspecting contractor work.
- Maintain inventory of supplies and tools within budget guidelines.
- Ensure compliance with warranty requirements and OSHA, EPA, and city/county safety standards.
- Maintain accurate records of maintenance activities including work orders, unit inspections, and HVAC logs.
- Maintain a safe, clean, and organized maintenance shop.
- Respond to and resolve resident service requests professionally and within 24 hours.
- Coordinate and complete move-in/move-out inspections and repairs.
- Enforce key control and property access protocols.
- Participate in on-call rotation and respond to after-hours emergencies as required.
- Assist with resident engagement by supporting community events when needed.
- Promote and maintain a professional appearance and demeanor at all times.
Qualifications Required:
- High school diploma or equivalent.
- Minimum of 2 years of supervisory maintenance experience.
- Minimum of 3 years in multifamily or property maintenance.
- Valid driver’s license and reliable transportation.
- EPA Universal Certification – Required.
- Strong communication and organizational skills.
- Ability to work independently and prioritize multiple tasks.
Preferred:
- CPO (Certified Pool Operator)
- CAMT (Certified Apartment Maintenance Technician)
- Experience with property management software and mobile maintenance systems.
- Computer literacy and ability to work with digital tools.
Customer Service Expectations
- Provide excellent service to residents by addressing service requests promptly and courteously.
- Maintain a positive, respectful, and professional demeanor with residents, vendors, and coworkers.
- Leave communication after each service visit and follow up as needed.
- Attend and assist with community events or functions as requested.

Schedule
- Monday to Friday
- On-call and weekend availability as required

- Work location: On-site at community in Eureka, MO 63025
