Make-Ready Technician Job Description
The Make-Ready Technician plays a key role in supporting Pollard Properties' workforce-housing portfolio (including scattered sites and multifamily communities) by ensuring vacant units are prepared quickly and to a high standard for new residents. This position directly contributes to our company's success and continued efforts for exceptional service. The Technician is accountable for making sure all units adhere to Pollard's stringent standards for cleanliness, safety, and quality, which align with Pollard Properties’ Mission and Core Values.
Primary Responsibilities
● Complete make-ready punch lists to prepare units for move-in by required deadlines.
● Conduct initial move-out inspections (walk-throughs) to assess unit damage, document repair needs, and initiate the turnover process.
● Coordinate and schedule third-party vendors (e.g., specialized cleaning, flooring, HVAC) and internal teams for timely repairs and services.
● Follow up with vendors and internal staff to ensure all contracted and assigned work is completed to Pollard Properties' quality standards and within the established timeline.
● Accurately document unit status, damage assessment, vendor scheduling, and completion in AppFolio.
● Maintain safe work practices and keep work areas clean and organized.
Key Responsibilities
● Unit Turnover & Repair Coordination: Repairing drywall, painting, changing locks, and repairing/replacing fixtures (lights, faucets, doors). Act as the primary liaison between property management, internal teams, and external vendors during the turnover process.
● Maintenance: Fixing leaking pipes, unclogging drains, and repairing or replacing appliances (refrigerators, stoves, dishwashers).
● Quality Control & Scheduling: Ensuring units are cleaned to standard, including cleaning carpets, windows, and floors. Manage the make-ready schedule to ensure zero-defect, on-time unit delivery.
● Property Upkeep: Assisting with trash removal, grounds keeping, and ensuring all vacant homes meet community standards.
● Safety Adherence: Following safety protocols, including hazardous communication (SDS), OSHA, and lock-out/tag-out procedures.
● Vendor Management: Reviewing vendor work quality and ensuring adherence to scope of work and budget.
Schedule
Typically Monday–Friday with overtime as needed; schedule may vary due to turnover volume.
Qualifications
Required Qualifications & Skills
● Experience: Generally 6 months+ in property maintenance, construction, or a related trade including handiwork experience.
● Technical Skills: Basic knowledge of plumbing, electrical, carpentry, and drywall repair.
● Physical Stamina: Ability to lift, push, pull, and stand for long periods, including working in outdoor weather conditions.
● Customer Service: Professional communication skills for interacting with residents and staff.
● Tools: Ability to use hand tools, power tools, and maintenance equipment.
Additional Requirements
● Valid driver’s license and ability to travel between scattered sites.
● Dependable, coachable, and committed to high standards.
Preferred
● Prior make-ready, construction, or maintenance support experience (training provided)
Physical Demands
● Ability to stand, walk, bend, kneel, and lift/carry routinely up to 50 lbs
● Ability to work with hand tools and basic power tools safely
Work Environment
● Work performed in vacant units, around buildings, and outdoors on property grounds
● May be exposed to dust, paint/cleaning chemicals, noise, temperature extremes, and weather conditions
● May assist with seasonal tasks such as snow removal (as needed)
