Multifamily Residential Property
Position Overview
The Maintenance Technician is responsible for performing maintenance, repairs, and general upkeep of a multifamily residential community. This role ensures that apartment homes, building systems, and common areas are safe, functional, and well-maintained.
The Maintenance Technician delivers excellent customer service, completes work orders promptly, supports make-ready operations, and contributes to overall resident satisfaction.
Key Responsibilities
General Maintenance & Repairs
- Perform routine and emergency maintenance requests, including HVAC, plumbing, electrical, carpentry, appliance repair, and general building maintenance.
- Troubleshoot issues and complete repairs in a safe, timely, and professional manner.
- Document all work performed using the property’s work order system.
- Ensure the maintenance shop, equipment, and tools are organized, clean, and properly stored.
Make-Ready & Turn Responsibilities
- Assist in turning vacant units, including repairs, replacements, painting, cleaning, and preparation for new residents.
- Ensure unit turns are completed on schedule to support leasing and occupancy goals.
- Perform move-out inspections and report required repairs or damage to the Maintenance Supervisor.
- Meet established quality and timeliness standards for make-readies.
Preventive Maintenance
- Complete preventive maintenance tasks as assigned, including HVAC filters, smoke detector checks, fire extinguisher inspections, and equipment servicing.
- Maintain accurate records of preventive maintenance activities.
- Identify potential maintenance issues early and report them promptly.
Safety, Compliance & Risk Management
- Follow all OSHA, EPA, and company safety standards and procedures.
- Use proper PPE and ensure safe operation of tools and equipment.
- Report safety hazards, structural concerns, or potential risks immediately.
- Comply with Fair Housing laws when interacting with residents.
Customer Service & Resident Relations
- Provide professional and courteous service to residents at all times.
- Communicate effectively regarding the status of work orders or required follow-up.
- Enter occupied homes respectfully and maintain cleanliness during and after repairs.
- Participate in emergency on-call rotation, responding to after-hours maintenance emergencies promptly and professionally.
Property Appearance & Operations
- Support daily property upkeep, including trash removal, grounds cleanliness, and general common-area maintenance.
- Inspect amenities, building exteriors, hallways, stairwells, and lighting for repairs or safety concerns.
- Assist with pool care and seasonal property needs (if applicable).
- Maintain proper inventory of tools, parts, and supplies.
Qualifications
- High school diploma or equivalent required.
- 1–3 years of experience in residential, commercial, or multifamily maintenance preferred.
- Basic knowledge of plumbing, electrical, HVAC, carpentry, and appliance repair.
- HVAC certification (EPA Type I/II or Universal) preferred but not required.
- Ability to safely operate maintenance tools, equipment, and machinery.
- Strong problem-solving skills and attention to detail.
- Ability to communicate professionally with residents and team members.
- Knowledge of Fair Housing laws as they apply to maintenance interactions.
Physical Requirements
- Ability to lift up to 100 pounds.
- Ability to walk property grounds, climb stairs/ladders, access confined spaces, and stand for extended periods.
- Ability to work in hot, cold, or inclement weather conditions.
- Manual dexterity for tools, repairs, and equipment handling.
Work Environment
- This position works onsite at a multifamily community.
- Participation in an emergency on-call rotation is required, including evenings, weekends, and holidays.
- Frequent interaction with residents, staff, and vendors.
- Work may be performed indoors, outdoors, or in confined or elevated spaces.
