Multifamily Residential Property
Position Overview
The Groundskeeper is responsible for maintaining the overall cleanliness, appearance, and curb appeal of the multifamily residential community. This position plays a vital role in ensuring that residents and prospective residents experience a clean, safe, and welcoming environment. The Groundskeeper performs daily grounds maintenance, supports basic landscaping needs, assists the maintenance team when required, and reports safety or maintenance concerns promptly to ensure the community remains in excellent condition.
Key Responsibilities
Grounds & Exterior Maintenance
- Maintain the cleanliness and appearance of the community’s exterior grounds, including walkways, parking lots, common areas, green spaces, and building exteriors.
- Pick up and remove trash, debris, and pet waste throughout the property daily.
- Empty and replace trash receptacle liners, ensuring receptacles remain clean and presentable.
- Sweep sidewalks, breezeways, stairs, curbs, and entryways regularly.
- Remove cobwebs, dirt, leaves, and other debris from building exteriors and common areas.
Landscaping Support
- Assist with basic landscaping tasks such as raking, pruning, watering, and maintaining plant beds.
- Monitor for dying or damaged plants and report concerns to the Maintenance Supervisor or Community Manager.
- Support seasonal landscaping needs such as leaf removal, snow/ice removal (if applicable), and storm clean-up.
- Ensure proper care and storage of lawn equipment and tools.
Amenity & Common Area Upkeep
- Maintain cleanliness of amenities including the pool area, fitness center exterior, dog park, playground, mail kiosks, and outdoor seating areas.
- Clean and inspect breezeways, laundry rooms, carports, and dumpster enclosures daily.
- Ensure pool furniture, grills, and clubhouse patio areas are clean, organized, and in good condition.
- Report any broken equipment, furniture, or facility damage immediately.
Safety, Compliance & Reporting
- Assist in identifying safety hazards, maintenance issues, and needed repairs throughout the community.
- Report all maintenance concerns immediately to the Maintenance Supervisor or Community Manager.
- Follow all OSHA, EPA, and company safety practices, including proper use of PPE and safe equipment operation.
- Support compliance with Fair Housing laws during any resident or prospect interactions.
Customer Service & Team Support
- Greet residents and prospects courteously and professionally while working on the property.
- Assist maintenance staff as needed, including minor tasks such as replacing light bulbs, cleaning spills, or supporting special projects.
- Communicate effectively with team members to ensure property needs are addressed promptly.
Qualifications
- High school diploma or equivalent preferred.
- Prior groundskeeping, landscaping, custodial, or maintenance experience preferred but not required.
- Ability to use basic hand tools, lawn equipment, and cleaning supplies safely and effectively.
- Strong attention to detail and pride in maintaining a clean, attractive environment.
- Ability to work independently and follow instructions.
- Good communication and customer service skills.
- Ability to adhere to all company safety policies and procedures.
Physical Requirements
- Ability to lift up to 100 pounds.
- Ability to walk the property extensively and work outdoors for prolonged periods.
- Ability to bend, squat, lift, twist, climb stairs, and operate equipment.
- Ability to work in various weather conditions including heat, cold, rain, and humidity.
Work Environment
This position requires working outdoors and onsite at the multifamily community. The Groundskeeper may be required to work weekends or assist during special projects, seasonal needs, or emergencies. Frequent interaction with residents, onsite staff, and vendors is expected.
