Hayman Company / Fannie Mae Foreclosure

Community Manager for Market rate community mostly student housing.  Located on Laclede Ave, Midtown STL. Adjacent to SLU.  This property was in disarray with chaos and crime.  My job was to turn it around and make this property profitable for a Fannie Mae sale.  After 2 school years, with the help of Hayman Management, the Asset Manager Ben Robinson, Fannie Mae and a great staff, we turned the property around and Fannie Mae accomplished the Sale to Community Property Management Company (CPMC).  At the time of taking the position of Manager, Father Bionte of SLU had black listed the property to all alumni and parental guardians and by the end of the 2nd full school year, SLU asked to occupy 50 of the units for student housing.  Chaos and Crime eliminated, community was 99% occupied and increased rents 54% and 0 delinquent.

Assistant Manager for a 679-unit market rate community, I was responsible for resident retention with a highly successful renewal program, consistently maintained 60% closing ratio.  I scheduled make ready vendors using a PO system.  I converted AP from Rent Roll to Yardi software in 2006.

October 1997 - January 2002

Started as administrative assistant, promoted to office manager and eventually a Multi Site Supervisor for 7 residential communities and 4 commercial properties. I developed annual budgets and balanced commercial lease expenses.  I negotiated capital improvement projects and service contracts.  Assisted with New Acquisitions and New Developments.
